Pre-Listing Inspection?

Yes!  Many of our clients likes no surprises. Potential purchasers will be getting an inspection, and if anything needs fixing, any items found could be on the owner to fix or the sale just might fall through.  Many clients work with their real estate agent to help defend their asking price to related concerns found in the inspection.

Many agents finds pre-listing inspections a great selling feature to inform potential prospects that the home or building was inspected and the repairs that were recommended were fixed, leaving the property move-in ready. This allows new owners to have somewhat a turn key property and not to worry about repairs until down the road. Additionally, sellers and their real estate agents have a legal duty to disclose to buyers any property issues that are revealed in a pre-inspection report.

What's The Difference Between a Pre-Listing Inspection and a Buyer’s Inspection?

The only differences is the customer for whom the inspection is for.  The scope of the pre-listed inspection is the same as for a buyer inspection. A pre-listing inspection focuses on proper functionality of all major systems and components of the house: foundation; heating and cooling; electrical; plumbing; garages; decks; roof and structure; siding; insulation; and doors and windows. It’s a full inspection for the seller to better understand the condition of their home or building prior to the buyer’s inspection. This gives the seller important information to consider so they’re not caught off-guard in the midst of a transaction.
